Quicken loans stay away

They tell you your 350 is allowed to be refuned in full but keep it. I was approved I had given then a signed purchase agreement with no seller consessions. but when it came time to colse they wanted 3300 more to close they told me to talk to realtor 10 days after original loan was to close and told me to have the house marked up 5000 more and I could close. stay away unless you want to jump through fire hoops.I will recomend or tell anyone to use quicken loans because they gave realtor an loan approvel letter stateing my loan was as good as gold now im out 350. They dont answer calls or return phone calls and keep you at stage 3.

And for some reason, they keep making BILLIONS off comsumers like yourself, who fall for the *** lines and 'sales pitch'...fast talkers and the IS TODAY THE DECISION MAKING DAY? CAUSE IM NOT GOING TO GIVE YOU THE RATE UNTIL IT IS...AND IM GOING TO RUN YOUR CREDIT AND YES, WE SELL OUR LOANS AND NO, YOU WILL NOT BE GETTING YOUR "GOOD FAITH DEPOSIT" BACK.

Working for quicken loans is a joke

i am an employee of quicken loans and let me tell you, all the people reading this across the country, some things that you need to know. first and foremost, quicken loans fees are much higher than any other lender. why? because the company wants to make money, period. they tell us employees to tell the clients some *** about "youre paying for first class service, we are the best, blah blah blah" when it comes down to it, they just work us likes dogs there and then have "training " to try to 'sell' the client and get the deal. its a shady company.

that's weird, because I think quicken loan is the best loan company, I am an asian american who live in California, I just purchase a house last week with Quicken loan, I got the best rate 5.25% 30 years fixed, Shaq is the banker,he help me out for all documents, papers work, He really patient with my eccent, treat me like a good friend with all respect. all questions I ask, he reply right away,if you guys looking for a home loan, quicken loan is the best, and Shaq Baydoun is the best banker...Puang Paga H, santa rosa, CA

Hey, I worked for that *** company too about 6 months ago! Everything these complaints say about Quicken Loans is true, y'all.

I am very embarrassed to say I worked for such a place with an incredibly bad reputation and ugly work environment. the Directors of Mortgage Banking were the worse management I have truly ever seen. I feel sorry for the consumers who were taken advantage of during and after the loan process. I am certain who ever you are, you are much happier since you left the company.

I have many friends who have left Quicken Loans and not one of them has any regrets except they should have left sooner. Best of luck!

Quicken Loans ???? lose your money !!!

Beware of Quicken Loans, They promise things that they will turn on in a fraction of a second. I recently tried to check out their offer on the net. and was ment with very unprofessional attitudes as well as great misrepresentation. I was told as well as promised that I had to personally sign a statement and fax it to them before they could credit my credit card account. Not true. Within an hour of talking to then on the phine and online, I cancelled my activity and interest with them via e-mail. I was told to do this by mu credit card company. They also told me that they would not let these charges incure to my account. Wrong!! In two days they hit my account and at the end of the month I saw the charges there I went off. I call my company and had to start some sort of *** complaint form so they could investigate the matter. Quicken is after your money. first and upfront. no questions asked. This is what they do. Do not fall for this BS as severl others have.They will team coax you on the phone to sway you to be confident in their sinserity. Forget it run while you can. Tell Scott and Adam I told you so

What company isn't after your money? You backed out on a loan you agreed to do and you lost money because of it...your own fault. As for "golden sun", seems to me he/she is just bitter they couldn't cut it in a field that required skill and knowledge.

i just want to say i am sorry you were mislead by this company. i no longer work for quicken loans and i left the company because of that very same practice.

but as a consumer you have to be smart...you cant just go by what people are telling you over the phone. i recommend going with your bank to get a home refi/purchase loan...quicken loans is the worse place because all the company cares about is making money...the $500 Good Faith Deposit??? you dont get that back anymore. its a lie the bankers tell the customer to get the customer 'commited' saying it is used for an appraisal and other fees.

BE SMART AND GO SOME PLACE ELSE TO DO YOUR MORTGAGE BUSINESS!!! TRUST ME.

Quicken Loans The Worst Company I Ever Dealt With

Quicken Loans is lied to us that we would definetly be approved for a mortgage. We paid $300 for the application, got a pre-approval, bid on a house, paid $500 in earnest money and then were denied. They then wanted us to lie to FHA to get a new approval! We went with another lender they called the sellers realtor and told her that we were ready to close not true at all. We had to get week extension because we switched lenders. The sellers realtor gave us a very hard time for the extension because quicken lied to her. The mortgage banker that we dealt with at Quicken got fired for being so terrible at his job. They then held on to our case numbers which held us back even more. The WORST company I have ever dealt with!!!

This is by far the most unprofessional company I have ever dealt with. They completely botched my loan.

Cost me $8000 out of my pocket, lost 1 year in student loan deferrments, and they could even close my loan! They have a group of immature, uneducated kids working for them who show up to work every day in sweat pants and baseball caps. My loan reached point where not 1 single CCS (client care specialist) would return my messages/ phone calls.

One CCS was chewing his food and giggling on the phone with me while sensing my fraustration.

If you need a mortgage...stay clear of this company!!!!!!!!!!!!!!!!!!!

Harassment by Quicken Loan

Do not use this company. We were only trying to find out rates and cost, when we found out what their rates were we decided not to use them (too high). We told the sales person that we were not interested and he has proceeded to call us everyday 2-3 times a day. Quicken Loan has made 21 calls in 10 days to our phone. We have caller id and we know it is him so we do not answer. We have since filed a complaint on the "Do Not Call Registry". Hopefully they will find this company and they will stop the calls.

Quicken Has Been Great So Far!

It has been almost 2 weeks, and so far so good with Quicken Loans. I have been thru 2 1/2 months of refinance nightmares with other Brokers and Lenders(our own mortgage company mind you!) and by far I am very impressed with Quicken. We just had our appraisal, waiting for it. Hope to close by the end of the month. I thought I'd pass on some poitive reviews as I am seeing bad ones out there too. There are many companies and lenders out there that can rip you off and just treat you like dirt as a consumer. So I suggest just doing homework for the right loan.

Well DanielG, We closed and there were absolutely no problems, no hidden fees, nothing! So, I would suggest finding a new employer if you don't like going to work for them.

I am a consumer, and very happy I had Quicken working for me! ;)

Well, off to work I go....yup thats right, to QUICKEN LOANS. i am working on putting a lot of information together from the emails we employees receive and ALL the paperwork we get, to put Quicken in its place. Ripping people off and lying to the consumer who just wants some information is not the American way to do business.

False & misleading promises

Warning: Do not, I repeat, do not ever do any business with Quicken Loans. They will not deliver as promised, and will leave you hung out to dry. My refi was promised to complete in 30 days, and after a number of excuses & delays that lasted for over 2 months, I had to cancel with them, due to their inability to complete my refi loan. All they did was have me jump through hoops, and each time I did, I was no closer to signing loan docs, than before I jumped. Do not believe any good reviews you may hear or read about Quicken Loans.

dear consumer, i am sorry you were mislead by this company. i have to admit, that is what we are told to do to customers and they feed us a bunch of *** to tell the customers to get you to commit...that $500 good faith deposit???

its bull ***. hopefully people who read this will look to fullfilling thier mortgage needs elsewhere. quicken loans is in big financial trouble and this is why i left the company. they write paper loans.

oh well.

if anyone has questions post it on here and i will tell you what i know from an employee point of view. trust me, it isnt pretty.

Didn't get reimbursed even though no service provided.

I had attempted to refinance a home equity loan with Quicken Loans. They have you sign electronically online as they send you paperwork through email. You should read the material but the font is no bigger than a 6 (tiny). When I realized that their closing fees were almost $9000 on a $70000 loan, I changed my mind and canceled. On their fee page there was a $550 charge for an appraisal. They had sent this to my credit card, I couldn't cancel it. I called the appraisal company and canceled the appointment in advance. No appraisal was done but Quicken refuses to refund my money saying the fee actually covers "other" costs. I have talked with three people in the company with no satisfaction.

They are the top lender in the nation, They exchaust funds for clients, if the client jumps ship, they have every right to take that deposit.

If you don't like going with a good company go to one that has imploded..

If you'd listen to your banker and read the paperwork, you'd understand that the deposit is a commitment to do business. You agreed to work with them, they started the process, you backed out, you lost your deposit. Google the defination of security deposit, it may help you in the future.

Can we take this to the Supreme Court where it needs to go? As I learned in school I thought Slavary was abolished but I guess Dan Gilbert still likes it! We are slaves to Quicken I worked for Quicken almost a year and 1/2 and almost lost my entire family for what? Wow 24,000 a year 250.00 a loan when he is making 7 to 10k off the same loan. I worked over 65 hours a week and it was still never ENOUGH for the company and it will NEVER BE ENOUGH!!! I remeber at 6:00 the RED BULL cart would come around to pump us up so we could stay until midnight. Don't forget all those sales blitz's from 8 in the morning until midnight! Oh wow they would bring lunch in so we couldn't leave...HOW THOUGHTFUL! What can we do about this, Dan thinks he is the Titanic but look what happened to the Titanic. You can't treat people like this this is not normal!!

A class action suit is needed against Quicken Loan-sharks for their knowingly collection of "good faith deposits" which are forfeited because Quicken has no intention of honoring the loan. It's a scam and so is their "unheard of" third-world credit bureau, CredStar. I intend to fight them both.

Quicken Loans is a ripoff

I too fell for the $500 bait and switch. They charged my credit card and I got absolutly nothing.

Once they had the $500, the story changed. Quicken Loans is a RIPOFF! plain and simple. They even tried to get more out of me after the loan promise didn't happen the way he said it would.

I had an appraisle come back way lower than the houses around me were selling for and my home is nicer. I think they purposly come back with low appraisles so that they can charge more for the loan and get the PMI into the payment.

STAY CLEAR OFF QUICKEN LOANS!

I personally have gotton several loans in my lifetime and it is always a hassle and quicken is no different. Getting a loan is a part time job and you just have to keep getting all the stuff together and tax returns and all because that is what the lender who buys your loan require. I do know quicken loan people are usually educated and licenced people who are intelligent and only get paid if you get the loan so they are working very hard for you to get your loan and not giving you a hard time.

quicken is a bunch of "green p's" who have no idea how a mortgage works. Also they let you state the value of your house, rather than putting in any due diligence.

Essentially the amount of loans they submit will have a fallout ratio, and if you play the numbers then a banker can win the game, however, if you do not play this game this way, there is tremendous pressure from the top to do so, or leave.

They really don't know what they are doing. They do, however, know how to sell.

PMI has to be returned when your loan balance drops below 80% of the value of your house. Of course, you have to pay for an appraisal.

All appraisals conducted are INDEPENDENT. Do you understand what that means?

It means Quicken doesn't choose the appraiser - a third party orders the appraisal, an independent appraiser conducts the appraisal, and a report and a BILL are sent to Quicken. and there is NEVER any contact between Quicken and the appraiser. The bankers work very hard to get your loan done for you. We are paid when a loan closes, we WANT your appraisal to come in where YOU think it will.

It is what it is. If you need someone/something to blame, blame the economy or market.

Quicken should be avoided because if you are looking into a loan from them, they get your information, then call repeatedly, 2, 3 ,4+ times a day, to 'follow up'-even if you TELL THEM not to contact you (hear that, Greg McMurtry???) the mortgage company that you use CANNOT control what the appraiser values your home at. It is based off of the homes in your area that HAVE SOLD, as well as many other factors.

Right now it is not uncommon for homes to appriase for lower than the owner THINKS its worth.

The biggest reason for our loans not going through all the way here at my company is also due to low appraisals, it is nothing that the lender can control. Be upset all you want, but it is not the lenders fault.

i thought i was on my own in my dissatisfaction with Quicken. they were HIGH pressure and unrelenting. they charged me an astronomical rate and when i found another company and tried to 'break it off' they turned nasty. it seemed like they took it personally, they were condescending, and rude. they called me 6 times in a 30 minute period, left me messages, and sent me 5 emails (including advertisements). I was sorely dissappointed. Also, there was NO communication between the 'broker' and the customer care 'specialist'-- who was rude and abrasive. Just awful! When you go along wiht them with out asking questions they are splendid. but when you ask a question or have a concern they shut you down and act like you're an ***. horrible!

I am the originla poster and just wanted to add that I found an amazing deal with Madio at Mortgage Lenders of America. He is awesome.

He was patient through the whole process and even conference called with myself and Quciken because they refused to cancel my loan! Quicken held my new loan up and we actually missed the our deadline; but Madio helped me through it and we closed just a couple of days latter! They are an awful company who offers no customer service. They blatantly refused to cancel my loan and held my FHA number hostage.

Words cannot express my dissatisfaction with Quicken. NEVER use their services!!!!!!

I admit I got taken by Quicken loans

Quicken Loans sent me a mortgage approval letter and told me over ten times that we are closing on a specific day. They always made an excuse or wouldn't reply . I gave them a $500 deposit (ouch) and because the appraiser valued us low, we did not close and we lost out on our $500 and a months worth of time. Bad communication on Quicken's part and way to many promises that they do not care to keep. They will tell any person, no matter what their situation, they are approved from the first phone call and everyone thereafter.

Quicken's flunkies all post here for the purpose of damage control. Let an investigation/audit be conducted and then we will see who's right and who's wrong.

Quicken Loans SUCKS

Dont deal with Randy or Mike Worly his supervisor at Quicken Loans. High pressure and when I told them I was going to shop around for the best deal on a refi they told me I was committed to them and I did not know what I was doing and they were going to charge my card even though I had not signed a thing. When my "loan professional Randy" would not let up on me I asked for his supervisor Mike and he was worse and tried to blame me and told me I would come back in a few days when I realized they were the best.Horrible Experience.DONT USE THEM BUYER BEWARE!!!

I have had the worst exp. with refinance in my 63 years.They DO NOT have it togeather at all.Super high pressure and everyday they wanted something else.

I finally droped it and lost $400.00 I have financed 3 homes now and this was the worst exp. I have ever had

They said Fresh Start would help improve my credit scores by having their "experts" analyze my credit and help develop a plan to improve scores. After the $300 payment, I spoke with a so-called expert about my situation.

Their advice? Pay down one credit card and call a creditor to see if they will forgive a single 30 day late payment. Seriously? I paid $300 to be told to ask forgiveness for one goof up and pay down a credit card (which I'm already doing)???

What a complete waste of time and money.

The BBB is my next stop. :(

You do know that lenders don't make money when loans don't close right ? It is amazing that people use that value for their home years ago time and time again.

When appraisals are based on homes that have sold in the last 90 days if available. Then the appraisers which are instructed to go out in terms of proximity and time since date of closing do that. I am shocked that it is not more known that a company that has no vested interest has to order and pick your appraisal. It's the law.

So I am confused when quicken, wells, Bank of America, chase, all lenders really get a bad rap for appraisals that they need to come in in order to make money. It just seems like the number one concern is the home value when that's something lenders don't control.

It's not common knowledge though, there isn't a class on this stuff in college or high school so the disappointment and anger has to be aimed somewhere.

I've discovered the way they get you into Fresh Start. When Quicken goes to pull your bureau they do what is called a "soft pull" where they only view it.

When they see you haven't had it pulled by another mortgage lender, they will score you incorrectly... How do I know that? I did fresh Start in late 2011 after they told me my scores were 74 points lower than what my Credit Monitoring service shows. I asked them about the discrepancy and they said that the score they pull is a "mortgage score" not a "consumer" score like the one provided with my Experian Credit Monitoring service.

How do I know they purposefully did that? I just had them pull my bureau today 5/20/2013 only after having applied locally with Chase. The scores that Chase shows are the same that my Credit Monitoring and surprisingly Quickens are now identical too.

Lenders do make money when they don't close on loans when they charge you fees like those outlined in the Fresh Start Program.

They originally tell you it's applied toward closing, then they tell you it's refunded after closing. When it comes time to process, they want more money which I'm not prepared to give them until they tell me in writing my Fresh Start money is going to be refunded after closing.

I'm waiting on that email now.

Ugh....I fell for it before looking for sites like this. Paid 200.00 for advice my five year old niece could have given me.

I thought they were going to help repair my credit - not just tell me to call creditors and explain what's going on with my situation - and pay down my other debts - hello - that's what the refinance is for - to consolidate and do home repairs. Doubt I'll get a refund but I did ask....

Our problem started about 7 months ago! We started to refinance with quicken loans back in June 2010.

We were told that everything was great, we were promised 4.6% rate then. (I do have the paper work to prove this too) Then months went buy and we heard nothing from them. We would keep calling them and NOTHING!! When we finally heard from them we were told that that rate went up to 4.875%.

Also we needed to get an apprisal for $400. Then were told that we need to have part of our roof fixed.So $500 later we got a new roof. We have never been late on a morgage payment and I was not going to let that happen because of these people. Same thing happened for the months of Oct, Nov, and ALMOST Dec!

I did have to make all of the months payment. I think it was Oct. . I was told some other information that I said I had to talk to my husband about.

They ended up CLOSING the loan! So when I called back to see what was going on with our loan. We had to start back at the begining AGAIN! Another 3 months went buy and we are now in Dec.

I was told again not to make this months morgage payment, because they would be closing this month. We were told not to worry everything is okay. Then Dec 22( I think)I got a call saying that I needed to pay this months morgage and that the closing cost would be $3,500! I could not believe it!

Well finally we got a "actually" closing date. I was told we were going to close on the 28th of Dec. Then I was called and said that we would close in Jan! I said there is no way, I have PROOF that you said you would close that month.

That is the only way we finally closed this deal. Dec 30th!! I have talked to my brother who is a lawyer, and he said that most morgages close in 45 day! If you figured out how long were in process we could have gone though almost 4 morgages!

I will never use these people again! I will NEVER recomend it to anyone!

they put me and my family throw *** for 9 months working with us to get are credit up then they keep on movieing us from person to person.then they said we can get a loan so we sold are trailer that was are home and we found a house we really liked and going throw all thatpaper work.so we were waiting and waiting nobody called me or anything and then a few day later i got a email saying they are not going to give us a loan. it is a evil company and we lost alot bez of it.my family has gone throw so much bez of them,its not cool.

I have experienced the same. An entity named KELLY keeps responding to complaints on RIP OFF REPORTS using canned answers.

The private person that contacts them is ALWAYS wrong and they are ALWAYS right. In my case I was hurried to sign papers, when I contacted them within a day, they then closed the paperwork and charged my credit card the $500 deposit. Well they did nothing for the money and said the fact I signed the paperwork makes me out to be at fault. I signed so I will need to pay.

Signature = $500 FEE. They are in business to collect deposits not provide any service.

They did NOTHING for me - no inspection, nothing. JERKS.

I've read hundreds of complaints regarding Quicken Loans and their so-called services and products. I'm sickened by what they just did to me and I've contacted an attorney who specializes in class-action lawsuits. If anyone out there is SERIOUSLY interested in pursuing a class-action lawsuit against this company, let me know.

Nope - it's not that they think their house is worth more than it is. Quicken uses this scam.

Check out the websites of former employees. They'll tell you how they're trained and how that deposit is what they're after first. (yes, I know some are probably disgruntled, but there are too many with the same story to ignore - where there is smoke there is fire). They tell you what you want to hear to get that money (they keep some as commission).

And their appraisals are deliberately manipulated. Mine came in exactly like the comparables in the neighborhood which they had told mewere fine in the beginning, but they then claimed it had been lower than expected.

That Mr. Patel is a slick one - promised with my good credit rating, low debt, etc. that I'd get a loan, then the problems started - same as everyone else's problems. Low appraisal, needed more documents, etc.

I finally backed out when it was suggested that I could get someone at work to fraudulently write up a document for me! Told me I'd get money back (left over from their phoney appraisal) but I won't hold my breath. Mr.

Patel told me they have a 94% approval rating. Could that be because they give everyone who closes who writes nice things a gift certificate?

500.00 fee after prliminary approval baited and switched tried to charge me 5.points

They are a company to steer clear from. I have good credit but I fell for the line about the fee 500.00 being good faith on the consumers part. I haven't paid an application fee in 20 years. I should have known better.They did a pre approval and told me I would have no problem qualifying. I was told that they had a quality control survey and that they would get a bad rating in the event they mis informed me. After I was approved they told me I would have to pay 5 points. When refused they sent me a letter saying I was declined. Don't waste your time with them

in today's world $500.00 IS a big deal,,they also took my $500.00..they told me they will roll the closing cost in the loan,,fine,,before you know it 1 week before closing I needed $6200. to close..B.S.

quicken loans are the most horrid company in the world (and we are afraid of terrorists). well, be very afraid of Quicken.

I lost $500 in a split-second and didn't even know it, that's how slick they are. I hope they all die and go straight to ***! Isn't there something someone can do about this? I am a sr.

citizen and on SS trying to refinance my home. I wish with all my heart I would have come to this site before ever talking to them. Where is Liberty in ths good ole USA when companies like this can ripoff hardworking american people.

no womder people are losing their homes, probably were financed by quicken. I am a firm believer of "what goes around, comes around"

I'm 6 days away from closing and suddenly there is 1 point newly disclosed on my zero point Quicken Loan. My loan officer said that he would be happy to raise my rates to cover this new fee...ARE YOU KIDDING ME!! So now with 4 business days to go I have to find $3750 or lose the $20,000 earnest money I put on the house since Quicken gave me an approval letter removing the mortgage condition on my contract.
